this market, agents can't feed their families; owners can't sell or rent their

Sales:
We start by figuring out were you are in your situation - your
selling posture™. In fact,
we do not have to list your home on the MLS for us to work for and with you!
Now that's different! No haggling and no hassles. We promise that
just as our image conveys, "We will place you in control and in the
driver's seat." We have only one rule for homes on the low to mid range of
the market: That the seller pays at least an incentive of 3% to the buying
agent. This policy can be waived, based upon the financial needs of the

Rentals and Full Service Jacksonville Property Management:
We
pay a
30%
rental commission to our agents and reciprocating agents and brokers of external
brokerages (You Do The Math), which drives more traffic to your front door; acts
as a performance incentive; gives agents a fighting chance to earn fair
commissions in order to feed their families and one other thing, we do not hide
rental keys in our office. Please remember that under certain
circumstances, it is very appropriate to not place any type of lockbox on a
property. This is usually the case when marital, absent owner and other
issues of security are in play. Our policy is to even show the property
for the agent, especially if the restriction places an extreme limitation on the
showing agent and their ability to service their clients. In fact, any
agent can coordinate for assistance; send their client to our property and we
will show the property for them (subject to listing agent availability) and
still pay them their full 30% commission. Now that really is "A Better Way
To Real Estate™"
and an example of a fair "Win-Win" scenario all the way around.
No more
placing rentals on the MLS for 10% or less and simultaneously not placing a
lockbox on the property forcing potential agents to drive across town to an
office to pick up the keys for a potential 10% payday - all so that company
(broker) can earn 100% of the commission by making it more costly (gas/time) and
difficult for other agents to show your home, which hurts all hard working
agents and makes sure that the property is all but avoided by agents, unless
their clients demand to see them. Plus on top of that - every Saturday,
when you have the time to see properties, those companies and their agents are
magically and absolutely "No
